Our Process

Black Armour Sealcoating ensures that the job gets done right.

  • The asphalt is prepared by first cleaning the surface using power blowers, traditional brooms and steel/nylon bristled brooms.
  • Oil spots are treated with a cleaner, blotted with a cloth to remove as much of the petroleum based product possible. They are then primed for maximum sealer adhesion.  If for any reason the stains are excessive it will be necessary to torch and burn away the product to help ensure the stain does not penetrate through the sealer.
  • The perimeter will be barricaded with caution tape to prevent access.  Cones will be placed for maximum safety and as a precaution so  the work area is not breached.
  • For all cracks, debris and vegetation will be removed to the best of our ability.  Loose pavement will also be removed for maximum adhesion of the crack filling material.
  • Once prepared, the hot pour crack fill will be heated to its recommended temperature of 375 degrees, then applied with the use of a hot kettle melter.  The material is poured into the crack adhering to the sides and leveled to the asphalt surface preventing water penetration.  For smaller cracks a cold pour crack filler will be used.  The application of the material is done so with a trowel and then smoothed with a U or V shaped squeegee.
  • Asphalt patching - All loose debris will be removed.  A base material will sometimes be used for the deeper, larger holes to prevent water rising beneath the surface.  The base material will be tamped and compacted then the cold asphalt patch material is layered in and compacted.  Black beauty sand is poured over the patched area then tamped providing a smooth and finished appearance.
  • Edging the perimeter- To prevent splashing and over spray we edge around the Belgian block, sidewalks, pavers and all areas of concern. Also when spraying we will use blocker boards as an additional precaution.
  • Application of Sealer - Once the asphalt surface has been freed of debris, all oil stains have been treated/primed  and cracks have been addressed we start the final part of the process. The sealcoat is applied either with the use of a brush squeegee or spray system.   Most small residential driveways will be sealed with the use of a nylon brush squeegee.  Large commercial driveways and parking lots will be sprayed due to the large surface area.  Both methods leave a beautiful consistent finish.
  • After all the above has been completed we will finalize by removing tape where possible and barricading the entrance with caution tape to prevent entry and indicate wet sealer.
